Real Estate Litigation in Florida and a Lis Pendens

A Lis Pendens is a document that is filed with the public records, notifying people that a particular piece of real estate is subject to litigation. Why is that important? Well, because it can intimidate or prevent a sale, but it can also give notice to potential buyers about the pending litigation, that somebody has a claim to that particular piece of real estate.
